The property is located in the municipality of Játiva/Xàtiva, capital of the region of La Costera, situated in the south of the province of Valencia, close to the provinces of Alicante and Albacete.
The town is very well communicated with Valencia by train and motorway. It has a suburban train service that connects with the Valencian capital every 30 minutes. There is also a medium distance train service to the main cities in Spain. It also has a bus station with intercity services.
Just a few kilometres away, the A-7 motorway runs from the north of the country along the Mediterranean coast (Gerona, Barcelona, Tarragona, Castellón and Valencia) to the south of the country (Alicante, Murcia, Almería, etc.) and the A-35 motorway to Alicante (inland), Albacete and Madrid.
The nearest beach, Gandía beach, is 50 km (40 minutes) away. Dénia is 90 km (65 minutes) away, which connects the mainland with the Balearic islands of Ibiza and Formentera by boat. Valencia, the provincial capital, is 60 km (45 minutes) away and Valencia airport is 70 km (50 minutes) away.
The climate is typically Mediterranean. With mild temperatures in winter and warm in summer, with maximum temperatures sometimes approaching or exceeding 40°.

The fallas have been celebrated since 1865, when the first fallas monument was created in the Plaça de la Trinitat. After the capital of the province, Valencia, Játiva/Xàtiva was the first town in the Valencian Community where fallas were planted. Nowadays, 19 fallas are planted, with their corresponding children's monuments.
It has a long history, as it was one of the most important towns in the old Kingdom of Valencia, even rivalling cities such as the capital of the province and Orihuela, the other two most important cities of the time. It saw the birth of the Borgia popes and still conserves an important artistic and cultural heritage. In 1707 it was burnt by the troops of King Philip V during the War of Succession.
There are many interesting historical monuments to visit. The main one is its castle, which has two parts: the main castle and the smaller castle. The Collegiate Church of Santa Maria, also known as ‘La Seu’, is also very famous.
