Rustic land situated in the area of La Calderona, in the municipality of Canals (Valencia). The electricity network passes in front of the land, so it could easily be connected to the electricity service. It even has the box for this purpose installed in the wall.
It has large walls of recent construction that run along a large part of the land. In addition, the entire perimeter of the land was fenced off a few years ago. All the work was carried out with top quality materials.
It has enough surface area to be able to build a house, as long as it is authorised by the local town hall, taking into account that there are several country houses around the plot.
The land is situated on a slope, on the side of the mountain, so the house could be built on the highest part. This would have two advantages: to enjoy the beautiful views and to facilitate waste disposal. For this purpose, a tank could be placed in the lower part of the property, in a place easily accessible for the tanker truck in charge of emptying this type of tank.
The land has 4 access gates to facilitate agricultural work. The main gate is prepared to incorporate an electric motor with remote control opening.

Canals is a town located in the south of the province of Valencia, in the region of La Costera. It is very well connected by train with Valencia, with trains every 30 minutes. In addition, from the Xàtiva train station, there are medium-distance trains to the main cities in Spain.
Nearby are the A-7 motorway which comes from the north of the country through the Mediterranean area (Barcelona, Tarragona, Castellón and Valencia) and reaches the south of the country (Murcia, Almería, etc.) and the A-35 motorway, towards Alicante, Albacete and Madrid.
The climate: although its climate is Mediterranean, being far from the coast and located between valleys, the summers are hotter and the winters are colder than in the coastal towns. In summer it is quite common for Canals, together with Xàtiva, to record the highest temperatures in the area.
Local festivals: From 16th to 18th January, Canals celebrates the patron saint's festival of San Antonio Abad, declared to be of National Tourist Interest and of Regional Tourist Interest. The most famous part of the festivities is the burning of one of the largest bonfires in the world (18 metres high and 14 metres in diameter). Around 80 tons of firewood are used, provided by the villagers. Other activities are also held, such as the parade of floats and troupes, concerts, processions and masses, among others. On the third day, the "Dels Parells" festival is held, in which the animals are blessed and a parade is held in which the festival-goers hand out gifts and toys through the streets of the village. At the end of the day it is customary to taste one of the typical dishes of the town: baked rice.
During one of the weekends in September, the fair is held, where a multitude of events take place, among the most famous of which are the paellas and the costumes.
Among the town's illustrious neighbours are Pope Calixto III, born in 1378 in the district of La Torre, and Ricardo Tormo, born in 1952, twice world motorcycling champion and several times Spanish motorcycling champion.
Most of the municipality's surface area is flat, with a small area to the south that juts into the Serra Grossa, on the border of the neighbouring town of Ollería. The river Cáñoles flows through the municipality, as does the river Los Santos, a tributary of the Cáñoles, which rises in the neighbouring town of Alcudia de Crespins.
It is believed that the town was founded around 1240. Thanks to the municipality's fertile land and its privileged location, next to the river Cáñoles and the river Los Santos, it was very important during the Muslim domination.
