If you want to live in a beautiful and spacious house with the "extra" of a second independent dwelling to rent out and earn some extra income, or for your children or guests to live in when they visit you, this house could be of interest to you.
Situated in one of the old streets of the town of Xàtiva, just a few minutes walk from the centre, this property is a real box of surprises. From the narrow exterior façade it is impossible to imagine what this property offers inside: 3 floors designed and decorated with exquisite taste (one of them with independent access) and several terraces to enjoy the open air with friends and family.
The house is accessed through a room that is currently used as a garage. As soon as you enter the entrance hall, you are struck by its layout, its decoration and the light that it receives from the interior patio and the terrace that the property has. To the left, as one enters the property, is one of the two bathrooms on this floor, the larger of the two, which has enough space to house a shower or even a bathtub if one wishes to add one. Opposite is a large and practical built-in wardrobe. Next is the dining room, which receives light directly from an elegant glazed ceiling, connected to the inner courtyard of the house. Being located next to the spacious open-plan kitchen, it is a very practical and comfortable space. The kitchen, besides having a beautiful and modern design, has the advantage of receiving light from both the inner courtyard and the terrace. It has a small island with a couple of stools, perfect for company while cooking or having a quick drink. Glass doors connect the kitchen to the terrace, which has enough space to build a small, refreshing swimming pool.
From the terrace there is access to a room completely independent from the house, perfect for visiting friends or family. It has an original en-suite bathroom.
On the first floor there are two bright double bedrooms, one of them with windows to the terrace and the interior patio, and the master bedroom, which has a large laundry area and a beautiful en-suite bathroom. In addition, this floor has another bathroom located next to the hall of the floor, which takes advantage of its large space to be used as a study/work area and library.
The first floor has independent access from another street, although the structure of the house is prepared to be accessed from the inside. This floor has beautiful ceilings that can be appreciated and enjoyed from any of its rooms, being a real pleasure for the eyes. Through a terrace, with beautiful views of the collegiate church, you can access the interior. On the right-hand side is the first of the rooms, which is very bright as it has a window facing the terrace and another on the interior courtyard. Next is the dining area, next to the modern open-plan kitchen, which receives a great deal of light from the terrace and the large windows overlooking the inner courtyard. Next is the medium sized living room, which gives access to the bathroom and the master bedroom, which has a good sized living area.
The property has underfloor central heating, several independent air conditioning units (hot/cold) and large glazed doors, as well as large windows that bring a lot of light into the interior of the property.

The house is located in the municipality of Xàtiva, capital of the region of La Costera, situated in the south of the province of Valencia, close to the provinces of Alicante and Albacete.
Xàtiva is very well communicated with Valencia by train and motorway. It has a suburban train service that connects with the Valencian capital every 30 minutes. There is also a medium distance train service to the main cities in Spain. It also has a bus station with intercity services.
Just a few kilometres away, the A-7 motorway runs from the north of the country along the Mediterranean coast (Gerona, Barcelona, Tarragona, Castellón and Valencia) to the south of the country (Alicante, Murcia, Almería, etc.) and the A-35 motorway to Alicante (inland), Albacete and Madrid.
The nearest beach, Gandía beach, is 50 km (40 minutes) away. Dénia is 90 km (65 minutes) away, which connects the mainland with the Balearic islands of Ibiza and Formentera by boat. Valencia, the provincial capital, is 60 km (45 minutes) away and Valencia airport is 70 km (50 minutes) away.
The climate is typically Mediterranean. Temperatures are mild in winter and warm in summer, with maximum temperatures sometimes approaching or exceeding 40°. Both frost and snow are quite rare, while in autumn the dreaded cold drop can occur.
Although it has quite a lot of industry, the service sector is the most important sector in the city, as it covers both the inhabitants of the city itself and the inhabitants of all the nearby towns, both in the area of La Costera and La Canal de Navarrés (around 38 municipalities in total).
The fiestas are one of the main attractions of the town. The main ones are La Fira de Xàtiva and the Fallas. The Fira began to be celebrated in 1250. It lasts 6 days, from the 15th to the 20th of August, and its main street, the alameda, is full of activity thanks to the commercial offer and the fair attractions. Initially, the main reason for the fair was the sale of livestock.
The fallas have been celebrated since 1865, when the first fallas monument was created in the Plaça de la Trinitat. After the capital of the province, Valencia, Xàtiva was the first town in the Valencian Community where fallas were planted. Nowadays, 19 fallas are planted, with their corresponding children's monuments.
Xàtiva is a city with a long history, as it was one of the most important towns in the old Kingdom of Valencia, even rivalling cities such as the capital of the province and Orihuela, the other two most important cities of the time. The Borgia popes were born in Xàtiva and it still conserves an important artistic and cultural heritage. In 1707 it was burnt down by the troops of King Philip V during the War of Succession.
There are many interesting historical monuments to visit. The main one is its castle, which has two parts: the main castle and the smaller castle. Also very famous is the Collegiate Church of Santa Maria, also known as La Seu, which houses an interesting museum inside. Other emblematic buildings are the Royal Hospital, the house where Pope Alexander was born and the Almudín museum.
Around the city there are routes that will delight hiking and mountain biking enthusiasts, where you can visit a Gothic-style aqueduct called "Les Arcadetes d'Alboi", the "Font del Segura" or the impressive "Cova Negra".
